The search for a commercial property can be exciting, yet daunting. There are a lot of important factors to consider before deciding upon the right building. To make it a little easier, here we’ll look at everything you need to know when choosing the right commercial property for your business.

Understanding your requirements

In order to make sure you’re choosing the right property, you need to first consider your business requirements. This includes, but isn’t limited to:

  • Size and property type
  • Facilities
  • Planning permission
  • Parking space

You obviously need to make sure the size of the building fits in with both your immediate and future needs. If you’re planning on expanding in the not too distant future, you’re going to need a property that’s slightly bigger than you actually need right now. Otherwise, you’ll end up needing to relocate and this is both more expensive and time consuming.

The facilities are also something to look into. What facilities will the building need to ensure both your employees and customers are comfortable? If any further expansion or upgrades need to be made to the property, will you find it easy to receive planning permission?

Available parking is also something you’ll need to think about. Will employees be able to park outside the building and will customers find it easy to get to you? These are just some of the requirements you need to think about when looking at commercial properties.

Choosing the best location

Out of all of the different factors to consider, location is by far one of the most important. You need to consider whether your clients and customers will find it easy to reach you, whether the location is desirable and how convenient it is for your employees to get to.

Another thing you may not have considered is the fact that the location can also contribute to how much it costs to run the business. Certain locations are more expensive than others, so the cost of utilities and leasing the building will vary a lot depending upon location.

You can save on costs by making sure you’re renting a commercial property through a competitively priced agency. Keep in mind that a popular city centre location is going to be a lot more expensive than a more rural, less sought after location too.

Overall, finding the right commercial property does take time and there are a lot of things you need to keep in mind before selecting the right one for your business.
